Located in Quinta das Salinas, this prestigious resort within Quinta do Lago is only 5 minutes walk from the Lake with all its water sports facilities and the wonderful Ria Formosa Nature Reserve. The beach is a 20 minute walk away. This villa benefits from a spectacular position, with amazing nature reserve views.
Villa Julianite is simply majestic with its double plot size and endless seaviews. There are two private swimming pools and a Jacuzzi on the first floor terrace. The property has a central control system, and the entry, alarm and shutters can all be controlled easily. The living and dining areas are open plan on the entrance level of the villa, with patio doors leading out to the terrace and pool area.  Three of the bedrooms are also located on this level, including the master suite with its own separate seating area and entertainment equipment, and patio doors leading to the upper pool terrace. The lower level has a games room with plenty to enjoy and there are three of the bedrooms are located here. The first floor of this superb villa is such a feature with its south facing oceanview terrace and Jacuzzi. For those who want a bit of privacy whilst they relax and unwind this place is perfect.


Bedrooms

- Bedrooms 1, 2 and 3 are on the entrance level of the property:
Bedroom one is a double room (bed measures 1.6m x 2m) with an en suite bathroom.
Bedroom two is a double room (bed measures 1.8m x 2m) with an en suite bathroom and doors to a terrace that joins with the upper pool deck.
Bedroom three is the Master suite (bed measures 1.8m x 2m) complete with double bed, separate sitting area, doors to the upper pool terrace, wall mounted flat screen TV, DVD player, safe and an en suite bathroom with double wash basins, bath and large walk-in shower unit. There is an additional guest cloakroom on this entrance level.

- Bedrooms four, five and six are on the lower (garden) level of the property.
Bedroom four is a twin bedroom with an en suite shower room and patio doors leading to the terrace overlooking the lower main pool.
Bedroom five is a double room (bed measures 1.9m x 1.9m) with an en suite shower room and doors leading to the same terrace overlooking the main pool.
Bedroom six is a smaller double room (bed measures 1.4m x 2m) with windows to the side lawn garden. This bedroom utilises the adjacent shower room which can also service the multi-purpose games and entertainment room.


Indoors

As you go in through the main front door, you realize that the villa has an exquisite decoration. From here you can access different parts of the property such as the kitchen, the main living/dining area, an office and 3 of the bedrooms. On the right side of the entrance hall you can also find a cloakroom.

The corridor that leads you to the kitchen has a lift and also stairs so you can reach the first floor and the lower floor. The kitchen is fully fitted and equipped with an American style fridge/freezer, a dishwasher, coffee maker and a microwave. From the kitchen you can access the exterior where you will find a babecue.

The open living/dining space has French windows to the first pool terrace and you can start enjoying the views from here. This pool measures approximately 10m x 6m. Also on this terrace you can find a gas barbecue.

On the left side of the entrance hall there are three en-suite bedrooms all double, one of them is the master bedroom which gives access to the pool terrace.

Going up the stairs or by the lift on the corridor from the entrance hall to the kitchen you can access the roof terrace.

Going down the stairs or by the lift you will be able to find the garage and laundry area, a well equipped gym surrounded by glass, you can reach the other three bedrooms, two en suite and one with a separate shower room and an open space combining a games and bar area and a huge screen TV. The games room has a tennis table and a snooker table.

Two of the bedrooms are double and one is a twin which can also be converted as a double upon request. These two en suite bedrooms share a balcony with a table and chairs. From here there are some stairs, that can also be accessed from the exterior of the house that takes you to a second swimming pool.

Upon request villa Julianite also benefits from turkish bath which can be accessed from the exterior.

Air conditioning, pool heating and jacuzzi available upon request.


Outdoors

The house is situated on a huge double plot with extensive terraced and landscaped gardens. 
The lower main swimming pool in the garden measures approximately 12m x 6m and has a cover with steps entry. The lower pool can be heated for a weekly supplemental charge (Minimum payment 7 days heating).
The roof terrace has a  worktop with a sink and a gas barbecue. From here you can benefit from a beautiful view of the nature reserve and the sea which looks spectacular at sunset. Free form in shape, the upper pool measures approximately 10 x 6 metres and from the poolside terrace you can enjoy the beautiful far reaching ocean views. 
At the front of the property, there is a spacious forecourt with plenty of room for parking. From the forecourt, stone steps lead down to the attractive side lawn gardens.


Location

The villa is located a 5 minute walk from the Quinta do Lago lake where you will find the Casa do Lago restaurant, the trendy Shack bar and the water sports centre. The beach is a 20 minute walk away. Quinta shopping, with designer boutiques and eateries, is a 5 minute drive away.
